A title report discloses property ownership and an opinion of the lien position of the recorded documents and encumbrances of the subject property.
A title report should not be confused as the same thing as a Preliminary Report or Title Insurance Policy. A Preliminary Report is prepared prior to a closing and the issuance of a title insurance policy. A title report does not contain requirements for a property title transfer or securing property lien position for a lender. A title report is not considered as a promise to insure a property.
